--> YES. All the apartments are located inside the town's walls right in the heart of historic center and at walking distance to everything interesting/useful in town. Montepulciano is a small town and while you stay within the town you won't need a car or public transportation.

--> Generally yes but note that most of the ZTL (Limited Traffic Zone) is controlled by cameras. You will be fined if you drive past the cameras at the entrance of the ZTL SO STRCTLY FOLLOW THE DIRECTIONS WE WILL PROVIDE.

If you plan to stay in town you will not need a car as everything is at walking distance (shops, bars, restaurants, sightseeing places) but if you plan to visit the surrounding countryside and other villages in the area you will definitely need to rent a car as public transportation within the small villages is no existent.
--> You can come by train stopping at CHIUSI and then by bus (30/40 min) or by taxi (30 min, ca. 40 euro). Buses to Montepulciano run from Siena and Florence. We will provide specific information on request.
--> The apartments are self catering. They are provided with linen, towels, toiletry and some basic cooking ingredients (salt, oil etc.). Extra cleaning is available upon request and has an extra charge. Although there is not a proper concierge service, I personally live next door and happy to provide any assistance during your stay.
--> No, there is no air-conditioning in the apartments (except the Benincasa). Note that Montepulciano is one of the highest hilltop town of Tuscany (located at 600 mt above sea level) and usually get breezy and cool evenings/nights even during summer (see the temperature table below). Old building are naturally insulated with double ceilings and thick stone walls. The apartments are also provided with fans.

--> The tourist tax (or city tax) is set yearly by the municipality. Any hotel or official vacation rental property just collects the tax on behalf of the municipality and it cannot be invoiced. The amount and conditions of the tax may vary and depends only on the municipality policy.
--> YES however the minimum stay required is three nights and restrictions may apply in high season (May to September - included). Only weekly or longer stays benefit of reduced rate.

-->There is not a formal, strict policy however keep in mind that apartment rental is different from hotel rental: reservations come many months in advance and last minute cancellation will cause the apartment vacancy. Therefore, cancellations made ahead of time (at least until 60 days prior check in date) get full refund (deducted the transaction costs up to 10%). Cancellations made within 60 days before the check in only get partial refund depending on the season and the duration of the stay.
Small advance deposit below 65 euro are non-refundable. Note however that long rentals (2+ weeks) or group rentals (several apartments together) have a more restrictive policy.

--> YES and quite common because of the Italian Language School Il Sasso and because Montepulciano is the preferred base by many to explore all central Italy destinations. Long term rentals (2+ weeks) benefit of special rates and service (weekly cleaning) but have more restrictive cancellation rules.
--> For Infant YES. Renting an apartment with kitchen facilities offer a good alternative to a traditional hotel accommodation. We also provide a baby cot and highchairs. The apartments however are not much suitable for family with young children as all guests are adult/senior and require silence and relax. Also, we don't have extra bed for children or any playground.
--> The apartments are STRICTLY no smoking. PET are sometimes allowed provided they are well educated and the owner provide pet facilities. An additional deposit may be required.
